All residents should review and be familiar with the HOA covenants and restrictions. Most importantly, if you plan any modification to the exterior of your home, DRC approval is required.
Per Article VI, Section 4 of the covenants and restrictions:
Submissions of Plans and Specifications: No Structure shall be commenced, erected, placed or moved onto or permitted to remain on any Lot, nor shall any existing Structure upon any Lot be altered in any way which materially changes the exterior appearances thereof, nor shall any new use be commenced, unless plans and specifications (including a description of any new use) for same have been submitted to and approved in writing by the DRC. Such plans shall contain such detail as the DRC shall require in its sole discretion. As the DRC is given broad discretion in approval of plans and specifications, it is recommended that purchasers of Lots in the Property obtain approval of their plans and specifications, for improvement of a Lot, before purchasing such Lot.
The most common request we receive is for fences. Please see detailed instructions below. For other requests please contact us if you have any questions or concerns.
Fences
There are several things you will need to do to get approval to install your fence. They are listed below:
1) Complete the DRC approval form available above. You can scan & email it to us or mail it via USPS. The address & email is included on the bottom of the form.
2) Send a copy of a diagram showing where the fence will be installed and the size & location of any gates.
3) Send a photo or drawing of the type of fence you plan to install. Residents often send a photo of the material they plan to use.
4) Locate the property corners of your lot. We recommend either you or your fence installer have the lot surveyed by a survey company to insure this is done correctly.
Please note, no work is to be completed until the fence has been approved.
Fences are covered in the Covenants and Restrictions. You can download a copy at the top of this page. The part that covers fences is on page 22, Section VIII, Art. 92. If this is going to be a wood fence it will need to be either a “Picket” style or a “Shadowbox” style. Normally we limit the fence to 4 ft. in height, but if you have a large dog that is a problem, we sometimes approve a 5 ft. fence. You will need to mention that on your DRC form.
Pools
No above ground pools are allowed.
- Complete the DRC approval form available above.
- A plan that includes dimensions and location
- A photo of the type of pool to be installed.
- You should check with the local municipality for any required permits.
- We highly encourage you to request certificate of insurance from your subcontractor.
Trees
1) Complete the DRC approval form available above.
2) Drawing clearly showing the location of the trees. (Please keep in mind your neighbors property lines.)
3) Type of trees that will be planted (Walnut, Oak, etc.)
